Owner FAQ

  • What services are included in management fee?

    We offer two types of management services: Full Service Property Management & Tenant Finding Services.

  • Will my property be inspected?

    We offer various options for both in-person or virtual inspections. 

  • How do you handle Tenant repairs and/or requests?

    Each tenant will have their own Tenant Portal where they can pay rent, submit maintenance requests, and submit any notes including requests that need attention.

  • What experience do you have managing properties like mine?

    We have been in property management for over 35 years and have managed many different types of properties from multi-unit to apartments to Single Family Residences.

  • What is your policy for late rent payments?

    Rent is due on the 1st of the month and is considered late after the 5th. The late fee penalty for paying late is outlined in the Terms and Conditions of the Lease Agreement and goes directly to you.

  • What is your process for finding and qualifying tenants?

    The application process is very thorough in vetting a qualified tenant. It runs a background, credit, income, rental verification/history and eviction check on each applicant.

  • Do you require a portfolio minimum?

    We require a reserve balance of $500 per property in your account for repairs, utilities, or other miscellaneous expenses.

  • What bills are owners typically responsible for?

    Owners are normally responsible to pay for HOA dues, mortgages, property taxes, and insurance. Owners sometimes offer to pay for landscaping services as well. What the owner and tenant pay for is usually always negotiable. 

  • Is it worth the money to pay for a Home Warranty?

    This is always a personal preference. The Home Warranty will cover all of the main systems within the property including plumbing, electrical & HVAC. Most Home Warranty companies also offer options to cover all appliances within the home like refrigerator, washer, and dryer. Service call fee amounts differ from each company, so it's always a good idea to compare companies. 

  • Are there any additional fees or charges not included in your management fee that I should be aware of?

    All fees and costs are outlined and disclosed on the Property Management Agreement and exhibits that you sign when you decide to have your property managed. We do not have any surprise fees for our services. 

  • What is the pet policy?

    This is always the owner's choice on if they want to allow pets into their rental properties and how many they want to allow. By default our policy is typically no more than 2 pets. We do have a breed restriction in place for certain dog breeds on all of our rental properties for liability reasons that include: Rottweilers, Chows, Pit Bulls, Pit Bull Mix Breeds, Wolf Breeds, Doberman Pinschers, and German Shepherds. 

    *Please note, by law, management, and owners can not deny service animals or the quantity, breed, etc. No pet fees can be collected for service animals. 

  • What bills are tenants typically responsible for?

    Tenants are normally responsible for water, electricity, gas and/or propane, garbage, lawn maintenance, and any cable, internet services of their choice. 

  • How is my owner payment handled every month?

    Once the tenant pays rent, it is then processed by the accounting department. Owner payments will be distributed on the 15th of each month pending tenant payment being cleared. You will also get an email to notify you of the ACH deposit. You will also receive a monthly accounting statement for your records. Please note - ACH deposits can take up to 5 business days to post to your account after the payment is sent. 

  • What is your showing process?

    Once the property is listed for rent in the local MLS we add the listing to our personal website and offer a special feature of secure and self-guided tours. This means potential tenants do not have to wait for an agent to be available to view your property. 

  • What is the term of the property management agreement?

    The initial term is always for one year, unless otherwise agreed upon by the owner. After the year, either party has the option to provide the other with a 60 day written notice OR update the terms. The term as well as any of the other conditions in the property management agreement is always negotiable. Please note - if renewal notice is not received, the management agreement automatically renews.
